Why landlords get this tested
You have a duty to make sure the electrical appliances you supply to a tenant are safe. Unlike the five-yearly EICR on the fixed wiring, there is no set interval written into law for supplied appliances, which is exactly why it gets forgotten. The problem only becomes visible at the worst moment: an insurance claim after a fire, a dispute at the end of a tenancy, or an agent refusing to market the property without paperwork.
Testing between tenancies solves it cheaply. You get a dated, itemised record showing every appliance was checked and by whom, which is what an insurer or agent actually wants to see.
What we test in a rental
Everything electrical you have left for the tenant: cooker and hob, extractor, fridge and freezer, washing machine, dishwasher, microwave, kettle, toaster, vacuum, lamps, electric heaters and any supplied TV. We fit a pass or fail label on each item, replace a worn plug or wrong fuse on the spot where we can, and flag anything that should be taken out of use.

All-inclusive, with no VAT to add and no call-out fee. Parts such as replacement plugs and fuses are charged separately. If you have several properties, tell us when you book and we will work out the most economical way to do them.
HMOs
HMOs get more scrutiny than single lets, because licensing conditions and local authority inspections often ask for electrical safety evidence directly. They also have more shared equipment, which sees heavier use by people who did not buy it. If you are being licensed or inspected, tell us and we will make sure the documentation is in the form the council expects.
Letting agents
We are happy to work through agents, collect keys, and send the certificate to both you and the agent. If you manage properties for several landlords and want a regular arrangement, get in touch.
Do landlords legally have to PAT test?
PAT testing itself is not named in law. Landlords do have a duty to make sure appliances they supply are safe, and separate rules require the fixed wiring to be inspected at least every five years (an EICR). For supplied appliances, documented inspection and testing is the practical way to show the duty was met, which is why most letting agents ask for it.
What counts as an appliance I supply?
Anything electrical you leave for the tenant to use: cooker, hob, extractor, fridge, freezer, washing machine, dishwasher, microwave, kettle, toaster, vacuum, lamps, and electric heaters. Items belonging to the tenant are not your responsibility.
How much is it for a rental property?
Most rentals have well under 50 items, so they fall inside our flat £50 price, all-inclusive with no VAT. A typical furnished two-bedroom flat is around 12 to 20 items.
Can you test between tenancies?
Yes, and that is the ideal time. The property is empty, access is simple, and you start the new tenancy with a clean, dated record. We can collect a key from your agent if that is easier.
